Crime Bureau, Tolivelugu: Jubilee Hills Co-operative House Building Society has become a stand-in for irregularities. The deed was made to illegally make crores of rupees through the back door for a value that is less than the registration value of the government land which is said to be worth Rs 3.5 lakhs for a square yard in the current market. Members of the Jubilee Hills Society are deeply disappointed by the recent illegal registration of land by Megastar Chiranjeevi Road. Over 595 yards were illegally registered in the name of the actor as the current governing body has been acting in his favor for quite some time. It is said that Chiranjeevi has been trying to do this for years, and had been waiting for the right time.
Complaints were received on Wednesday by municipal department officials from the housing society officials and the police. Instead of being an ideal for his fans, Megastar has been widely criticized for illegally acquiring this precious land. Chiranjeevi, who has already made a huge profit on behalf of the society, is now once again acquiring Rs 20 crores worth of land for just Rs 3.5 crore. It is learned that the current governing council presidents Ravindranath Chaudhary and Treasurer Nagraj have illegally lured around Rs 6 crore and helped out Chiranjeevi to carry out their behind-the-scenes work.
The History of Chiranjeevi’s house
Plot No. Land of 3333 sq. Yards in Plot No. 104 N were acquired by Shri. K. Chiranjeevi bought land measuring 120 “x 250”. The vacant lot to the south of this land is 595 yards of road in the Jubilee Hills Co-operative House Building Society layout, government land belonging to the Hyderabad Metropolitan Corporation. If Chiranjeevi wants to get it into his control, as per the G.O’s 58 and 59, the application should be made to the government and regularized. Disrespecting the whole procedure, but with the help of the Sub-Registrar, Chiranjeevi secretly acquired 595 square yards of land measuring 117 ”x 47” on the 20th of this month in a conspiracy document No. 2740-2022.
The current market rate is Rs 3,50,000 per square yard, and for the 595 square yards of land, the whole piece of land is valued at Rs 20.82 crore at the current market rate. However, the Jubilee Hills Co-operative House Building Society collected only Rs 3.83 crore, charging just Rs 64,400 / – per square yard. The difference is 16.99 crores. Despite the numbers, it is difficult to find land next to this place as per its value. It seems that the governing body along with the president, B. Ravindranath and treasurer P. Nagraj have shared Rs 12 crore.
Previously sold:
President B. Ravindranath Chaudhary and Treasurer Shri P. Nagraj had also sold the Government Land-Plot No. 254-III earlier. It was given to the relative of a real estate mafia person- Kurra Srinivas. The case was registered by the police on 23.07.2021.
Current scenario:
Society members are outraged at Ravindranath’s behavior. They slammed him for speaking morals in the meetings, while doing the exact opposite when it comes to working. The ruling parties, who are supposed to act for the good of the members of the Society, have been accused of being greedy and making money illegally through doing extensive fishy transactions with the roads of the Jubilee Hills Society, despite protecting the places in the park, but walking the same path of exploitation and looting. The previously elected governing body is now campaigning against Ravindranath’s approach and the way he made the situation favorable to Chiranjeevi.
While the registration was done with the excuse of additional land with no access, the said land has access to the plot owners of 295 and 296 and if at all the greedy Chiranjeevi wanted to add this 595 sq yds land to the already existing 3333 sq yds of land he and JHCHBS should have jointly sought Govt permission to buy this land and auctioned it among the neighboring plots of 295 and 296. This way the society could have got a better rate for the land and the society would have benefited financially much more by another Rs 15 crores easily.
