The builders are gradually becoming the victims of the governing bodies of Jubileehills Co-operative Housing Society. The factions and conspiracies are being fueled by the governing body’s inability to legally challenge the agreements made by the old committee. In the last executive committee, Chairman Narendra Chowdhury was in ambiguity regarding the development agreement reached by Secretary Hanmantrao. The members of the governing body are preparing to drain as much as they can as the disputed society lands are a prime area of business worth hundreds of crores. While there are allegations that the previous members of the committee exploited the disputed lands aggressively, the talk is such that the current governing body is even worse in case of illicit activities.
The conflict on a lease of 6 thousand yards
As per the sources, the land belonging to the Society on Jubilee Hills Road No. 1 is approximately two acres. Until now, they occupied a park area of about 2,000 yards and have been running a nursery for 20 years. Starting from the Chiranjeevi Blood Bank, these 6,000 yards should be used for the clinic. Since Chiranjeevi already has a blood bank, the registrar has entered into an agreement with Mantena Realty LLP to hold 40 percent for the society and 60 percent for the builder to maintain corporate offices. Earlier, cases were filed in the court alleging that the same land was allotted to another member, where they directed the builder to make sure that everybody gets benefitted in this matter. Society has taken down its percentage as all the elements along with the permissions are tied to the developer. Two crore rupees were deposited in the Society. 40 lakhs was paid to the government for the development agreement.
All this was done legally with the approval of the members of the governing body in accordance with the Rules of the Society. However, the governing body that came after that was reluctant. There were irregularities in the previously signed contract. Victims are voicing that they are now being blackmailed into what their share is. Even if the land is handed over to them, they are being prevented from entering the property. The person who runs the nursery has got status co from the court as he is running it for 20 years.
From VIPs to street bullies
In the Jubilee Hills area where a yard of land is worth Rs 2 lakh, the area where the house owners and celebrities live is not less than 500 yards. But goons are being brought into the societies. As per the sources, the boards are guarded by a bully named Pati Balaraj, who was said to be running around in the Society space. The same matter was brought to CP C.V. Anand. Those who were in the position were instructed to stay as the information stated that they have rights to that land as there is a development agreement.
Why not go legal
In general, if the previous governing body did something wrong, one could legally sue and nullify the agreement. In another case, the agreement holder has the right to approach the court on whatever decision the General Body takes. However, encroaching the lands with the help of local goons has become the topic of discussion today. Currently, society is trying to put aside the good or bad and put efforts to take any action for the betterment of society as a whole.
