‘Cheating and deceiving is also an art’. Phoenix company seems to realize this statement as the pond filled near Narsing Avatar Junction is perfect proof. The company allegedly filled over 10 acres of the pond in Nursing 2 and has illegally turned it into a cellar for construction. Further, the adjacent 7-acre pond was also filled by managing the officials to remove the lake ID from HMDA. The gang then hiked the land rates after obtaining ORR. However, the illegal dhandha couldn’t escape the eyes of ToliVelugu which exposed the illegal activities including the survey numbers.
HMDA is the ultimate authority for any construction in Hyderabad. However, the building permit was obtained from TS Industrial Infrastructure Corporation. It is found that according to the HMDA master plan, there is a pond in the green zone area where no construction can be undertaken. However, the pond was already occupied by Phoenix and a renowned lawyer. Here a commercial complex was planned to be constructed for which RERA permissions were obtained with forged documents from TSIIC. There are allegations that permits that are to be issued in coordination with various departments were obtained only with a cell deed.
There is this 40 acres of land in Puppalaguda with survey nos. 263 to 273 whose litigation multiplied with the increase in land value. 6 acres were 39 guntas land in survey no: 272 and 9 acres and 17 guntas land in survey no 273 are in litigation which is in court hearings with original suite no.259 / 1994, 803/2003 481/2007. While Syed Mohinuddin’s descendants are listed on patta, Narsing villagers were in position.
With the dispute escalating, an agreement was reached with the DLF to settle the matter together. With the lands adjacent to Outer Ring Road many companies came forward, while DFL and My Home set up a joint venture. The authorities refused to seize the land in the pond as the lake was surveyed by HMDA as ID number 2939 and renamed as Nursing 2 Pond which is already very clear in the master plan. But everything changed in a snap with the entry if Phoenix. The HMDA pond vanished and the details are removed from the website. Now the market price there is Rs 80 crore per acre while Phoenix has seized Rs 800 crore worth of government land.
Social activist Lubna Sarvat filed the case in NGT on February 20 last year. Rangareddy Collector and HMDA Lake Protection have not filed an affidavit till now. Despite being listed 14 times to date, the authorities are asking for time without disclosing a proper reason. Phoenix, on the other hand, is illegally obtaining permits from TSIIC instead of HMDA, and selling the land @ Rs 7,00 per square foot. It is also completing the cellar construction works with the permission of RERA officials.
