Crime Bureau, Tolivelugu: Hyderabad’s real estate sector is as dramatic as gambling. You never know what will happen when. Such are the tricks that real companies do to lure customers. That’s all it is to fall into their basket innocently. Its exploitation of all sorts. But its not always possible for them to get away. One or the other day, the ongoing corruption and irregularities will come out for sure. This is what has happened to the literary organization now. Sahitya Skanla Chitta is a lesson for those who think they can manage systems and get any permissions. Who has given money to such companies who are robbing the common man who is struggling for the dream of owning a house in the name of pre-launch? All this can be attributed to the negligence of the officials of RERA, HMDA, TSIIC, and GHMC. They have the final decision on whether to grant permits after checking for irregularities in Revenue, Stamps, and Registration. People make investments based on them. But in Telangana, no such system is visible, and any literate with an iota of education can see that.
What is the story of Ameenpur’s project?
Sherwani Elite is constructing 8 towers with 38 floors on 17 acres. In this, 4,408 double bedroom and triple bedroom constructions will be taken up and the pre-launch has been announced. As of 2018, the land does not belong to them and the permits have not been received. But advances were taken. In 2019, they told everyone that they got the rights for 5 acres and committed the entire amount at once. They went on to lie that they will give Rs. 2000 per square foot. In fact, it is sufficient for the construction itself. But the goal is to collect the money first.
Tolivelugu’s Crime Bureau Investigation on the Title
Sahitya Lakshmi Narayan Project was undertaken in Ameenpur Survey No. 343. The total land area is 268 acres on this survey no. It is all government land. In 2005 seven freedom fighters were allotted 35 acres (Proceeding No. B-96/2005). This land can be sold after 10 years. But they were all sold in 2007. According to to GO No. 185, the then Joint Collector of Medak District canceled the licenses issued to them on 27th January 2007. The same judgment was upheld by the High Court. But, the officials who did not care about any of this gave permission to Narayana Lakshmi. Innocent people who see them have surrendered Rs.400 crores. Knowing this litigation, the authorities delayed some more permissions. The money that came here was diverted to another project. There is also litigation. Let’s see in another article.
Is the land useless for construction?
Of the total government land, another 40 acres is for the industrial corridor and 2.13 pits for graveyards. 70 acres have been allotted to Police Special Protection Force. GHMC has stated in a report that the remaining 118 acres are unfit for habitation and construction should not be undertaken in that area. Apex court declared this as the salt-affected, and scrap land. However, HMDA has given permission for 32 floors. For this, everyone was given a large amount of money and permission was obtained. If construction is undertaken in such an area, there will be an alarming situation. The huge buildings have ponds on either side. Ameenpur and Gangaram ponds are dangerous. Even so, TTD Board Member Lakshmi Narayan has been cheating people in the name of pre-launch declaring that the HMDA and RERA have given permission.
Not just this, there are many other stories
When the crime bureau started getting into what this whole scam is about, various things of huge scale has come out. All of the 6 residential projects involved some form of litigation, while only 4 commercial complexes are fine. Vijayawada Projects is doing 3 residential and 3 commercial constructions. In total 8 projects have collected Rs. 775 crores with pre-launch. They took Rs. 50 crores in the Shamshiguda project and canceled it. In the past, the Shamshiguda affair was brought to light by Tolivelugu. And there is also the matter of GST. The returns are not being made for 6 months after collection from customers. Black money runs high in real estate. It seems that they have encouraged the money and filled the bags and hid them. Crime Bureau is going to expose all the evidence.
