But the management was trying to spend just Rs 7,000 crore for it. Initially, 41 acres of land were put up for sale by Hinduja Company, a major shareholder in Gulf Oil Corporation.
The stock market was informed that Hinduja was selling the land for Rs 10 crore per acre. This precious land in the middle of Kukatpally-Hi-Tech City in general is way more valuable than even Rs 70 crore per acre. This subtly indicates that everyone opened the back door and cheated the shareholders in the public limited company by providing the information. In 1964, all these lands were assigned to Dalits and tribals. Taken from them and allotted to the industries at the lowest possible price. All these lands came under the control of the Central Government as the equipment required for the Indian Ministry of Defense was being prepared. But Hinduja, TRS, and Phoenix, a Government Benami Company collaborated with each other to do these fishy transactions at ridiculous prices.
Phoenix steps down

In the same month, a week later, Phoenix’s Gaddam Muralidhar was ousted from the position, and the land was sold to RS Brothers Jewelry’s owner Rajamouli Shreena, and Big C Mobile Partner Balachandran Mappers. Earlier, Big Sea Lot Mobiles co-founder Swapna Kumar was hired as director. The Tolivelugu Crime Bureau began writing news on the Phoenix deal, and with the exposure of irregularities already in the 10th project, the first scene with a profit of one trillion came out of Kukatpally alone. It was bought at a price of Rs 10 crore per acre and sold for Rs 33 crore. If Tolivelugu hadn’t covered these stories, they would have been able to sell another with a profit of Rs 15 crore.
A huge benefit of the change of master plan
The 800 acres is an industrial zone due to the presence of the IDL Industry in the HMDA, GHMC Master Plan. In order to get the permits, it has to be converted into a multipurpose zone. TRS Sarkar changed that while the company was still running. It is even heard that the government had paid handsome commissions to the Delhi leaders in order to mute their involvement.
