Tolivelugu Crime Bureau: The Telangana Real Estate Regulatory Authority Act has been raining money on the officials. There are accusations that an entity that doesn’t care how many complaints have been made over the years is doing raids in the name of public notices. Without taking any strict action against those who are cheating, they are taking action just in the name of notice. It is not said whether this applies to all. The files are being transferred just as the middlemen tell them how to earn money, and how to get real traders. They don’t care if you complain about being cheated. If someone calls Akashram, they will put an advertisement on public notice not to buy there. Now, as there is no real estate market, they are also doing private work for the companies. The real estate companies are criticizing the officials who earn with two hands are robbing with four hands.

In contrast, there is no department beyond RERA.
Real estate fraudsters always think of themselves as smart as cybercriminals. They prey on middle-class families without even spending a single rupee. RERA, which should deal strictly with such things, is playing hide and seek. They are acting as if this law applies only to some companies. No matter how many complaints have been made by the victims, not a single case has been registered against the big companies. While Uttar Pradesh has solved 2 thousand cases till now, Telangana RERA has solved only 2 cases. It is known that they are involved in massive corruption. Despite complaints against organizations like Sahiti, they were given RERA certificates for the disputed lands. Even if there are cases in court against such big companies, they have been given RERA certificates. With that certificate, everyone bought it thinking it was a clear title. Now the officials are acting as if they don’t know what they are doing. Many companies are favorable to them based on their level.
Where are the details in RERA Chairman’s Notification?
Section 43(1) requires that the Appellate Tribunal Authority be constituted within one year. But the Telangana government has not appointed one for five years. The former CS has dealt with this by himself. Forum for Good Governance has filed a petition in the High Court. Even for 11 months, the government has not filed the counter. On the 16th of last month, the municipal department gave a notification to appoint a chairperson and two whole-time members. But even we open the RERA website, we can see an error on the screen. There is no mention of minimum eligibility and time-limit salary in the notification. There are allegations that the authorities are acting like this to bind those they think.
Don’t buy into these companies?
After almost six years RERA pretends to have sharpened his law. Section 3(1) of the RERA Act states that no plot, flat or villa project can be sold without RERA approval. It informs that one should not buy from those sold. But it is limited to some companies. Actions are being taken in the name of complaints but the actual victims are not being identified. Victims don’t care if they complain. It appears that the real estate marketing mafia is giving priority to complaints. It is in that direction that Yoshita Infra says not to buy plots in the venture in Sadasivapet Town. Unique Infra Projects Piglipur village, 17/1 survey no venture, Suryapet ventures like Elite Sai Developers are said to buy plots. There are criticisms that there are opportunities to send press notes to more organizations and they are getting more. Alekhya Infra Developers Sangareddy, KVS Homes, Pillalamarri Village, Suryapet Survey no. 174, JB Infra, Chautuppal, Devulamma Village, Survey No. 493. Alekhya Estates, Peddapur, Survey Nos. 497/B, 498, 499/B, Sangareddy, Akshita Infra Suryapet, Vishwa Derswalapa, Rajpur, Survey No. 50/P, 140/P, 141/P, 101 Acres, Pharma Elite, Amaze, Pharma Nature City Nandiparthi, Bhuvanateja Infra, RJ Homes, AV Infracon Ventures, Apartments in Yacharam are preparing the list of companies.
Penalty on Prestige Estates?
It was noticed that Prestige Estates, a Bangalore-based company, is selling plots through pre-launch at Kokapet. They have prepared to impose a fine of Rs. 25 thousand on every flat sold. The details of the sale of 800 plots have been received from the registration department and there is speculation that there will be a fine of up to 2 crores.
Silence on the affair that took place all these years
Big companies like Phoenix and Sahiti were given certificates while the cases were pending in court. In this way, big companies were treated like this without following any rules. So far no fines have been imposed on them. No proposal was made for criminal cases where the victims had complained that they had been cheated. Rera re-shrugs the criticism that they show their glory even if they don’t like it. Realtors want to have the same rule for everyone.
